TERMS AND CONDITIONS

Payment

1.  Bookings will only be confirmed upon receipt of 30% of the total rental, or, if the booking is being made within 8 weeks of the commencement of the holiday, the full rental is required.

2.  The balance of the rental must be paid 8 weeks prior to the commencement of the holiday.

3.  If the balance is not paid in full, 8 weeks before the commencement of the holiday, the right is reserved to cancel the booking, in which case the deposit will be forfeited.

4.  Receipt of the deposit shall not constitute the confirmation of a booking.

Cancellations

1.  Any cancellation must be sent to the owner in writing.

2.  If the booking is cancelled by the holidaymaker, the following cancellation charges apply :

             1. More than 8 weeks before the start date of the holiday - loss of the deposit.

             2. Less than 8 weeks before the start of the holiday - loss of the full cost of the holiday.

However, for holidays cancelled within 8 weeks of the start date of the booking, if the owner is succesful in re-letting the accommodation for the entire period booked, then the refund will be made less 20% of the re-let value.

3.  In the unlikely event of the accommodation not being available for the period of the booking, a full refund of all monies received will be refunded to the holidaymaker.

Holidaymakers responsibilities

1. The holidaymaker is responsible for the property during the period of the rental and is expected to take reasonable care of it.

2.  All equipment, utensils etc must be left clean and tidy at the end of the rental period.  In the unfortunate event of any breakages then the owner must be notified.  All damages or breakages are the legal responsibility of the holidaymaker and the replacement cost is payable on demand.

3.  The holidaymaker is expected to leave the holiday accommodation in the same state of cleanliness, general repair and order to which it was found.  An additional charge will apply for extra cleaning if required.

4. Dog owners must be responsible for their pets at all times. Pets must not be left unattended in the cottage and not allowed onto furniture or upstairs (there is a gate at the bottom of the stairs). Dog hair must be vacuumed.The holidaymaker must not allow their dog to stray onto neighbouring properties. Dog mess must be cleared up immediately & disposed of correctly.

Access

1.  The owners reserve the right to access the property at any reasonable time during the holiday occupancy.
